Flat Roofing in Egham and Surrey
New flat roofs and repairs for garages, extensions and dormers across Egham, Ascot, Windsor and the wider Surrey area. Torch-on felt, GRP fibreglass or EPDM rubber, laid with the right falls so water actually drains away.
The detail
Flat roofs laid the right way
A flat roof is only as good as the way it is laid. Get the falls right so water runs off to the outlet, pick a covering that suits the job, and finish the edges properly, and a flat roof will sit there quietly for years. Get any of that wrong and you get pooling water, damp patches and a call-out before long. We do flat roofing on garages, extensions, dormers and outbuildings across Egham and the wider Surrey area.
CBM Roofing Ltd is a family-run roofing company, with 25 years of roofing experience behind it. We will come and look at your roof, tell you honestly whether it needs replacing or whether roof repairs will sort it, and talk you through the options in plain English. No hard sell. If a patch repair is the sensible choice, we will say so rather than talk you into a full new roof you do not need.
Whether it is a small garage roof or a big flat roof over an extension, you deal with the same family team from the first visit to the last sweep of the broom. And because we are local roofers who cover the whole roof, we can take care of fascia replacements, chimney repairs or gutter repairs at the same time if they need doing.

What's included
What the job involves
A proper look first
Before we quote we get up and check the deck, the falls and the current covering. On a repair we track down where the water is really getting in, which is not always where the damp shows up inside.
Sound decking and correct falls
We make sure the timber deck underneath is dry and solid, replacing any soft boards, then set the falls so water runs to the outlet instead of sitting in puddles.
The right covering for the job
Three-layer torch-on felt, GRP fibreglass, or liquid rubber and EPDM. We fit whichever suits your roof, your budget and how the roof gets used.
Trims, edges and drainage
New drip trims and edge detailing, outlets, and flashing where the flat roof meets a wall. This is the part that stops water tracking back under the covering, so we do not skimp on it.
Tidy site, rubbish taken away
We keep the area clean as we work and take the old covering and offcuts away with us. You are not left with a pile of felt on the drive.
Guarantee and straight advice
Fully licensed and insured, with a guarantee of up to 10 years on our work. If we think a repair will do rather than a full replacement, we will tell you.
Good to know
Which flat roof system suits which job
Three-layer torch-on felt is the workhorse. It is hard-wearing, good value and well suited to garages, extensions and most standard flat roofs. GRP fibreglass gives you one solid sheet with no joins, which is great for balconies, dormers and anywhere that gets walked on or wants a neat finish. Liquid rubber and EPDM is a single sheet of rubber that copes well with awkward shapes and larger roofs, and it flexes with the weather rather than cracking.
There is no single right answer. The best system depends on the size and shape of the roof, whether anyone walks on it, and what you want to spend. We will look at yours and give you a straight recommendation rather than push the dearest option.
FAQs
Flat Roofing questions, answered
It depends on the material and how well it was laid. A well-fitted three-layer felt roof will usually give you 15 to 20 years, and GRP fibreglass or EPDM rubber often longer. Getting the falls and edges right at the start makes a big difference, which is why we do not rush that part. We guarantee our own work for up to 10 years.
Often a repair is the sensible choice. If the deck underneath is still sound and the problem is a split, a lifted edge or a blocked outlet, we can fix that and save you the cost of a whole new roof. If the covering has reached the end of its life or the timber below has gone soft, a new flat roof is the better money. We will look and tell you honestly which one you are dealing with.
A flat roof is never truly flat. It should have a slight slope, called a fall, so water runs to the outlet. If it was laid without enough fall, or the deck has sagged, water pools and eventually finds a way in. When we lay or re-lay a roof we set the falls properly so it drains, and while we are up there we can clear blocked outlets or sort out gutter repairs that are adding to the problem.
